All deposits are non refunable. When a booking is made eight weeks or more before the tenancy is due to start, it must be accompanied by a cheque for one-third of the rent. If the booking is being made less than six weeks before the start of the holiday, the full rental value will be required.

Final Payment

The remaining two-thirds of the rental fee is due six weeks before the start date of your holiday. If we do not receive the final payment by the due date we reserve the right to remarket your holiday.

Method of Payment

When booking Smugglers Rest or Christmas Cottage, deposit and final payment cheques are made payable to Mrs A.W. McGregor.

When booking Minstrel Cottage, deposit and final payment cheques are made payable to Mrs A.W. McGregor.

When booking either Little ship Cottage or The Sea House, deposit and final payment cheques are made payable to Mr C.S. McGregor Trust Account.

Duration and Times of Letting

Holidays in Smugglers Rest, Jubilee Cottage, Little Ship Cottage & Minstrel Cottage all start from 3pm on Sunday and finish by 10am the following Sunday. Access to The Sea House and Christmas Cottage is from 4pm on Sunday and departure by 11am the following Sunday. These rules also apply to holidays of more than one week.

We changeover on Sundays rather than Saturdays for your convenience. Saturday is known as 'Changeover Day' in Cornwall and this can lead to heavy traffic. We hope that by travelling off peak your holiday will get off to a better start.


Sorry, pets are strictly not welcome at our cottages. Guests will immediately removed from the property and will forfeit all of their rental costs if this clause is breached.


We do not allow smoking in our property.


Use of all bed linen and towels is included in the rental price (except for beach towels). When the booking is for more than one week, fresh linen and towels will be provided on a weekly basis. We respectfully ask that tenants provide their own beach towels and reserve the towels provided for bathroom use only. Some additional spare linen will always be stored at the cottages. Cot linen will be provided, but we suggest that for your own piece of mind you bring backup cot linen and favourite blankies etc.

All of our linen is laundered by us at home and we take great pride in the high standard of it's cleanliness and presentation. We prefer to let the linen dry on the line in our fresh air and only use tumble dryers in the event of bad weather and to finish off and soften the towels.


In the event of cancellation, the one-third deposit is strictly non refundable. If you cancel your holiday six weeks before your arrival date, the one-third deposit will only be refunded to you if we are successful in re-letting your holiday dates. Naturally we will endevour to do this.

If you cancel your holiday after you have paid in full ie, within six weeks of you starting your holiday, the full holiday cost becomes non refundable. Again, we will try our best to re-market the holiday, and would only return the full amount to you if we are successful in doing so. We strongly suggest that you take out your own holiday insurance to protect against such an unfortunate set of circumstances.


A 5% loyalty discount is offered to customers wishing to re-book any of our property within twelve months of a previous booking.


We do not accept bookings from all female or all male parties comprising more than 3 people, or groups of single persons under the age of 25.

The Tenancy

Tenants have the right to occupy the property for a holiday within the meaning of Schedule 1, Paragraph 9 of the Housing Act 1988.

Tenants’ Obligations

The Tenants agree to:

a. Pay for any losses or damages to the property, caused by the Tenant or a member of their party (resonable wear and tear excluded), unless the damage is covered by the Owners household insurance.
b. Take good care of the property, leaving it in a clean and tidy condition at the end of the tenancy. Tenants who disregard this clause may be banned from a future stay at the property by the Owners.
c. Allow the Owners reasonable access to the property.
d. Keep the small advertising sign displayed at all times.
e. Not cause an annoyance or become a nuisance to neighbours.

Non-availability of Property

If for any reason beyond the owners control the property is not available on the date booked (for example owing to fire damage), all rent paid in advance will be refunded in full, but the Applicants shall have no further claim against the Owners.
